You've probably heard the phrase “first impressions are important,” and that's true -- especially when selling a home.


Definition:

the attractiveness of a property for sale and its surroundings when viewed from the street. "landscaping, the front entrance, and the condition of the paint or siding are the biggest factors in curb appeal"

Is it really that important?

97% of NAR members believe that curb appeal is important to a potential buyer (66% say that it's very important; 31% say that it's somewhat important). 94% of realtors have suggested to sellers that they improve their curb appeal before listing their home on the market.


Ways to improve your Curb Appeal:

  • Paint and replace hardware on your door.

  • Replace the front door.

  • Upgrade your external lighting.

  • Tame your yard and add some outdoor plants.

  • Paint your house.

  • Add a new fence.

  • Add porch seating.

Great curb appeal helps sell a home faster and for more money because of the positive affect it has on buyers.

The aesthetic look of a home’s exterior can tell what someone can expect to find on the other side of the front door. At the very least, the exterior will determine whether or not buyers even want to take a look inside. Therefore, if you want to maximize your property’s value, it is wise to focus on improving its curb appeal.


The impact of bad curb appeal:

Unfortunately, bad curb appeal could lead some buyers to shy away from viewing a property that is for sale. The yard and exterior of the home is the first impression buyers have of a given property. Not to mention, buyers can compare the home to neighboring yards. If a property is the worst looking in a neighborhood, buyers could be hesitant when compared to other, more appealing listings.
